1. Get a copy of your credit report and correct any erros.

2. Reduce your consumer debt - pay down credit card balances.

3. Assemble a cash down payment.  (Ask Robert about 100% financing)

4. Determine how much you can afford to pay for a home.

5. Decide how much you are willing to spend for ahome (different from how much you can afford)

6. Get familiar with basic mortgage terms.

7. Get pre-approved or at least pre-qualified for a mortgage loan.

8. Investigate neighborhoods where you want to look for a house.

9. Consider neighborhood school quality and crime rates.

10. Select two or three neighborhoods that meet your requirements.

11. Contact Robert regarding neighborhoods where you want to live.

12. Work with Robert but also shop for a home on his website by looking under Properties on my home page.

13. One of Robert's buyer's specialists will show you properties.  Take good notes.

14. Get buyer's specialist to help in evaluating the asking price of the homes you like.

15. Review Robert's negotiating tips.

16. Decide how much to offer for the home you want.

17. With the help of Robert, write an Offer to Purchase.

18. Upon acceptance, complete all mortgage loan application requirements.

19. Hire an inspector to examine your prospective home.

20. Accompany your inspector during the inspection.

21. Get agreement on repairs to be made by Seller.

22. Inspect repairs and handle other details prior to closing day.

23. Hand over a certified check to escrow and Robert will deliver your keys upon closing.
